What it is
Brazilian hospitality software spans several jobs that should not be confused. A hotel PMS organizes room inventory, stays and reception; a rental platform may prioritize individually owned apartments, commission rules and owner payouts. A distribution platform sells that inventory across channels, while a communication specialist helps teams convert and answer enquiries. One operator may need more than one category. A flat or aparthotel can combine hotel-like service with property-owner reporting, so the legal entity, inventory structure and responsibilities matter more than the label on the building. For Brazil, evaluate guest reporting, invoicing, payments and privacy procedures separately. A Portuguese website, an editable registration form or a generic invoice screen is not evidence that a particular Brazilian workflow is activated for your business.
Understand the market
Guest and rental operations
Start here when the difficult work is coordinating people, individual units and guests. Sixto requires a Brazil availability discussion; Stays is a rental-specific comparison with owner workflows.
Hotel management platforms
These options address hotel and pousada operations. Compare the specific edition, reception workflow and local integrations, rather than assuming every module in a supplier portfolio is included.
The checks that separate a suitable product from a convincing demo
- Operating model: demonstrate room-type inventory, individually assigned apartments, owner use and maintenance blocks with the structure you actually sell.
- Guest-to-team handoff: change an arrival time, record a guest request and reassign the preparation task without losing context or sending contradictory instructions.
- Local readiness: identify the exact product edition and integration responsible for Brazilian guest reporting, fiscal documents and required payment methods.
- Financial accountability: reconcile a refund, owner commission, cleaning fee and extra charge to the bank or accounting record, rather than only an occupancy chart.
- Portuguese in practice: test staff screens, guest messages, contracts, error states and support with your team; do not infer full localization from a language selector.
- Control and continuity: verify user permissions, data exports, failed-action visibility, internet outage procedures and which company owns each support escalation.
This is a source-based buyer guide. We verified the documented product categories, not your contract, live integration or regulatory position. Ask the supplier to reproduce the proposed setup and document exceptions before migrating.

Sixto: connect the people and decisions behind each stay
Best for: Teams evaluating connected guest and field operations
Sixto is our starting point for teams whose main difficulty is the handoff between a reservation, a guest request and the work at the property. Its shared operating context brings reservations, guest conversations, registration and tasks together. Configured access workflows can use registration status and other conditions, while compatible connected locks require their own setup. The useful demonstration is a stay that changes: who sees the new arrival, which task needs attention, and what prevents instructions from being released too early? Evaluate that sequence with the people doing the work, not only a manager watching a calendar.
Brazil is not currently a self-service signup market. Confirm availability, Portuguese coverage, channel connections and support before adopting. We are not presenting Sixto as a native Brazilian fiscal, Pix or FNRH Digital solution. If those are mandatory, identify and approve the separate supported arrangement first; Colombian reporting features are not substitutes. [2]
Stays: a rental-management comparison built around the portfolio
Best for: Rental managers with owner reporting
Stays is a particularly relevant Brazilian shortlist entry for managers of individually owned holiday apartments. Its product describes distribution, a direct-booking website, team tasks and owner payout workflows. That combination makes the owner relationship a useful place to start the evaluation. Bring a month containing an owner stay, a refunded reservation and a repair deduction. Ask the team to follow each event through the reservation and the owner-facing result. The decision is not just whether a statement can be produced, but whether both parties can understand the amounts and corrections without rebuilding the month in a spreadsheet.
Confirm the plan, payment arrangements and rules supported by your management contracts. Demonstrate owner permissions and approval of adjustments. A rental platform should be tested against hotel-like room-category sales if your portfolio includes an aparthotel, rather than assuming that individual-property workflows map cleanly to interchangeable rooms. Hospedin: assess the everyday work at reception
Best for: Pousadas and hotels prioritizing reception
Hospedin documents a reservation map, room status and guest history, making it a relevant comparison for a hotel or pousada seeking a manageable daily desk workflow. Start with a busy shift rather than a feature tour. Ask a receptionist to find an arriving guest, move a room assignment and hand an unresolved issue to the next shift. Have a second person repeat the exercise after a short introduction. This reveals training and visibility needs that are easy to miss when one experienced demonstrator drives the screen. Include your actual room names and common exceptions in the exercise.
The documented editable FNRH form is not, by itself, proof of the current FNRH Digital connection. Ask for the proposed edition, integration status, fiscal scope and payment arrangement in writing. Confirm exports and the handling of changes after checkout. Evaluate the product you will contract, not an assumed bundle of every advertised module. [4]

Desbravador: compare the edition to the complexity of the hotel
Best for: Hotels needing reception and administrative depth
Desbravador has a hotel-software portfolio rather than a single interchangeable package. Easy Web Plus describes reception, reservations, stock, finance and fiscal functions, while other editions target different operational scales. This matters when a hotel combines lodging with minibar, food service or several cashier routines. Ask the supplier to select one concrete edition and show the complete day: an extra charge, a room move, checkout and the resulting financial record. Include the people who handle stock and accounting, since a smooth reception demonstration can conceal unresolved handoffs to the back office.
Confirm which modules and integrations are included, how your fiscal setup is supported and what remains usable during an internet interruption. Avoid carrying a capability from one Desbravador edition into another without written confirmation. Review training, migration responsibility and the process for correcting a posted charge. [5]

TOTVS Hotelaria: evaluate the hotel and back office together
Best for: Hotels with structured back-office requirements
TOTVS belongs in a review where hotel operations meet a more structured administrative environment. The CMNET product history identifies distinct PMS, point-of-sale and back-office lines, alongside newer web subscription products. The important question is which combination your proposal contains. For a hotel group, follow a transaction from the operating property to the administrative team: a corporate stay, a corrected consumption item or a charge belonging to a different account. Ask who maintains the mappings and who resolves a disagreement between systems. A broad portfolio is useful only when responsibility for the assembled workflow is clear.
Confirm the product line, deployment model, implementation partner and scope of financial and fiscal integrations. Do not assume that a legacy CMNET capability is present in every current SaaS edition. Include the cost of migration, configuration and training, and require a support route spanning the contracted components. [6]

Cloudbeds: a connected hotel platform with international reach
Best for: Hotels aligning operations and international distribution
Cloudbeds presents a unified hotel platform combining operational and distribution functions. It is a useful comparison when a Brazilian hotel wants to connect its desk, channels and direct sales within a broader platform strategy. Test the proposed configuration with both a domestic and an international guest journey: dates, language, payment handling, a change request and the final account. Keep the exercise grounded in the integrations you intend to use. A well-connected platform still needs a clear answer to where guest information is corrected and how that correction reaches the systems downstream.
Confirm Brazilian payment eligibility, fiscal and guest-reporting arrangements, the exact package and support language. A Portuguese product page and international integration catalog do not prove that each local workflow is ready for your establishment. Request the relevant provider names, setup requirements and failure handling in the proposal. [7]

Omnibees: improve distribution without assuming a PMS replacement
Best for: Hotels improving channels and commercial distribution
Omnibees documents channel management, direct-booking tools, corporate distribution and PMS connections. It belongs here because some hotels need a stronger commercial layer more than a new reception system. Begin with the channel mix you actually want to sell through, including negotiated business where relevant. Follow a rate change into a channel, a reservation back into the operating system and an amendment through both. The buying question is whether the connection carries the information and restrictions your team needs, with a clear way to identify and resolve a mismatch.
Treat it as a complementary distribution platform in this comparison. Confirm compatibility with the precise PMS edition, supported updates and who owns the inventory record. Price the complete combination and test outage recovery. Do not assume the commercial platform replaces guest registration, housekeeping or your fiscal process. [8]

Asksuite: strengthen the enquiry-to-reservation conversation
Best for: Hotel teams improving enquiry handling and direct sales
Asksuite focuses on hotel communication and reservation assistance, with an omnichannel inbox and connections to booking systems. It deserves a place when enquiries arrive through several channels and the team struggles to preserve context or follow up consistently. Test a traveller asking two questions, changing dates and then asking for a person. Check how an agent sees the earlier conversation and whether the quotation reflects the intended booking source. The objective is a reliable handoff from enquiry to a confirmed stay, with visible ownership when the automation cannot complete the request.
Evaluate it as a communication specialist alongside the operating system. Confirm channel availability, the named integrations, message-related costs and the boundaries of automated answers. Test a sold-out date and a policy exception. A conversational response should not be mistaken for an accepted booking or an approved refund. [9]

Build a shortlist around your operation
These are illustrative situations, not customer results. Use them to decide which vendors deserve a working demonstration.
A small team runs serviced apartments across several buildings
Guests arrive at different times and the same people handle messages, preparation and maintenance.
Start a Sixto discussion if fragmented guest and team information is the main problem, subject to Brazil rollout confirmation. Use Stays as a rental-management comparison, especially if the portfolio belongs to multiple owners. Demonstrate a late departure that changes cleaning, a replacement unit and incomplete guest information before access is released. The result you want is a clear owner for every exception. If Brazilian activation or a mandatory local workflow cannot be confirmed, keep the existing system while evaluating a supported alternative.
- Change dates after instructions were prepared.
- Reassign a task without sharing unrelated guest data.
- Confirm the supported access and local reporting arrangement.
A pousada needs dependable reception and finance
The team sells room types, records minibar charges and closes accounts at checkout.
Compare Hospedin, Desbravador and Cloudbeds with the receptionist and bookkeeper present. Look at room moves, split accounts, corrected charges and the records required by the accountant. A product that wins on channels may still leave awkward daily work at the desk. Conversely, a familiar reception screen does not prove a current government integration. Ask each supplier to show the specific edition, connectors and support responsibility included in its proposal, then run a small real-world pilot before replacing the main calendar.
- Move a guest between rooms mid-stay.
- Correct an extra charge and reconcile checkout.
- Verify fiscal and guest-reporting setup for the establishment.
A hotel group wants stronger distribution or direct sales
The current PMS works, but rates, enquiries and sales channels are fragmented.
Avoid assuming that a complete PMS replacement is the first step. Evaluate Omnibees for distribution and commercial connections, and Asksuite for the enquiry and reservation conversation. TOTVS and Cloudbeds belong in a broader platform review if the operational system also needs to change. Draw the data flow before choosing: which product owns inventory, confirms a booking, updates the guest record and records revenue? Confirm that the named integrations support those actions rather than merely displaying a partner logo.
- Amend a booking created through a connected channel.
- Trace a quotation through confirmation and cancellation.
- Assign responsibility for an integration outage.

A rollout that proves the difficult cases first
Map the operation and the local dependencies
List properties, legal entities, room types, owners, sales channels and current systems. Give each fiscal, payment and guest-reporting requirement a named owner. For Sixto, confirm whether a Brazil deployment is available before committing resources. Agree which existing tools remain in place and how data will move between them.
Run a representative pilot
Choose a property that exposes normal complexity without putting the whole portfolio at risk. Test a modification, cancellation, disputed charge, unavailable room and incomplete registration. Include the person covering evenings and weekends. Record which steps are automatic, which need staff approval and which depend on a separate supplier.
Reconcile before switching the operational record
Compare upcoming reservations, occupancy, deposits, balances and owner obligations between systems. Confirm mapping for each channel and property. Keep a rollback plan with a responsible person and a clear cutoff time. Do not enable two competing sources of availability or send duplicate guest instructions during transition.
Review exceptions after launch
Track unresolved tasks, failed messages, reporting exceptions and support requests through the first operating cycle. Review permissions and Portuguese content with actual staff and guests. Confirm exports and the offboarding process while the relationship is new. Expand only when the team can explain what happens when a normal automated step fails.
Compare the full operating cost
Request a written quote using the same number of properties, rooms, users and connected devices for each supplier. Separate the base subscription from implementation, training, channel connections, messaging, lock management and additional modules. Ask which limits trigger a different plan and whether the quoted price is tied to occupancy, bookings, units or another measure. Do not compare two headline monthly prices that cover different work.
Include the cost of retaining a fiscal tool, payment provider or specialist platform, plus staff time spent reconciling their records. Ask how contract cancellation, data export and integration removal work, and when charges stop. A trial should prove the proposed paid configuration, not a broader demo account. For Sixto, confirm Brazil availability and the commercial scope before treating any general product pricing as a local offer.

Questions
Which software is best for a pousada in Brazil?
There is no useful universal winner. A pousada with room-type inventory and reception sales should compare daily desk and financial workflows before prioritizing a long integration list. Hospedin, Desbravador and Cloudbeds provide relevant comparisons; a larger administrative structure may justify TOTVS. Ask the receptionist and accountant to complete the same realistic scenario in each proposed edition.
Can a Brazilian business sign up for Sixto today?
Brazil and BRL are not currently available in Sixto organization and property setup. Contact the team to discuss your needs and whether a future rollout can support them; this is not a promise of immediate activation. Portuguese language support does not establish complete localization, local payments or Brazilian regulatory integrations. Keep existing systems until a supported scope is confirmed.
Does a guest registration form mean FNRH Digital is integrated?
No. The Ministry of Tourism describes a specific PMS API connection and a property-specific key for FNRH Digital. Ask your supplier to demonstrate the current integration, responses and correction process for your establishment. An editable form or an older FNRH reference does not establish that connection. Confirm applicability with the appropriate authority for your business model.
Should I choose a hotel PMS or a rental platform?
Start with inventory and financial responsibility. A hotel commonly sells room categories and assigns rooms; a rental manager often sells a specific apartment and reports to its owner. Aparthotels may need both patterns. Test owner use, room moves, maintenance blocks and financial statements before deciding. A product category is a starting point, not proof that your mixed model works.
Are Omnibees and Asksuite alternatives to a PMS?
In this guide they are complementary commercial platforms. Omnibees focuses on distribution and reservation sales; Asksuite focuses on communication and reservation assistance. Either may address a bottleneck while an existing PMS remains the operating record. Confirm the named connection, actions supported and data ownership. A partnership announcement does not guarantee every workflow in your package.
What should I check about Pix, invoices and privacy?
Ask which contracted provider processes payments, how refunds and reconciliation work, and which invoicing route covers your business. Review permissions, retention, exports and data-processing terms with your advisers. Do not treat a payment logo, invoice screen or privacy slogan as proof. This guide does not claim Sixto native Pix, Brazilian fiscal issuance or a blanket compliance certification.
