- ADR
- Room revenue divided by sold room nights for the same period. State which taxes and fees the report includes.
- Occupancy
- Sold physical unit nights divided by available physical unit nights. Explain how blocked nights affect capacity.
- RevPAR
- Room revenue divided by available room nights, using the same revenue and capacity definitions throughout.
- Cancellation rate
- Cancelled eligible bookings divided by all eligible bookings in a defined cohort. Always name the date basis.
- Lead time
- Time between booking creation and scheduled arrival. A modification can require a separate interpretation.
- PMS
- Property management system: the system holding reservation and operational records. Agree which system is authoritative for each field.
- Channel manager
- A connection that distributes availability and rates to booking channels. Verify the actual connection and ownership before changing inventory.
- Combo
- One sellable listing using multiple physical apartments. Count physical capacity once and track which apartments each booking occupies.
- Read / resolved
- Read means a person has seen a conversation. Resolved means the promised work is complete; one does not imply the other.
- Payout
- Money transferred by a channel or processor. Reconcile it against charges, deductions and bank evidence rather than treating it as gross booking revenue.
