Airbnb, without the double booking.
Airbnb reservations appear in Sixto with the payout, Airbnb's fee and what you keep worked out for each stay. Sixto's calendar drives your Airbnb listings through the channel manager connection, accepts or declines requests to book, and keeps every night in one place.

What it does
Reservations and money
Stays, payout, channel fee and what you keep, shown per reservation.
Expected payouts
Sixto works out when each Airbnb payout should arrive (counted from check-in) and flags one that is overdue, so you can match it to your bank statement.
Availability and restrictions
Sixto's calendar pushes availability and restrictions to your Airbnb listings through Channex.
Requests to book
Airbnb requests, including multi-unit combos, arrive in Sixto. Accepting one blocks every child unit in a single step.
Guest messages
Replies to Airbnb guests go out from the Sixto inbox, with the approval outbox.
How it works
- 01
Connect your channel manager (Channex or Guesty). Your Airbnb stays arrive in Sixto with their money breakdown.
- 02
In Settings > Channels, map your Airbnb listings to units.
- 03
Choose a unit's seller as Channex. Airbnb allows one channel manager at a time, so the switch happens in a scheduled window.
- 04
Sixto pushes availability, receives booking changes and acknowledges each one.
What syncs
Common questions
How do I connect Airbnb?
Through your channel manager: Channex, or Guesty if your listings already run there.
Will switching cause a double booking?
Sixto keeps one holder per unit and night, and a channel booking on a held night becomes an alert instead of a second booking. You also switch one unit at a time.
Why are combo listings request to book?
A combo needs several units free at once. Request to book lets your team confirm each child unit before accepting.
